CONCRETE:

HOW LONG BEFORE I CAN PARK ON MY NEW DRIVEWAY?

For Concrete: You may drive and park your personal vehicle on your new concrete surface after 7 days.

Your new concrete is designed to reach 90% of its full strength potential after 7 days, so feel free to drive your personal vehicle on it then. It will take additional time before you can drive or park heavy equipment or machinery on your newly poured concrete, so make sure to wait at least 30 days.

WHEN CAN I WALK ON MY NEW CONCRETE?

Please keep vehicles, children, pets, and yourself off of your newly poured concrete for the next 24 hours.

After 24 hours, you can walk on your newly poured concrete, but avoid dragging your feet, ‘doing the twist’, or allowing your pets to walk on it as their claws can scuff the concrete.

WHY IS MY CONCRETE DIFFERENT COLORS?

Concrete may appear discolored in certain areas as it takes up to 60 days for the concrete to be fully cured. This may cause the concrete to look spotty in areas because there are different amounts of moisture evaporating from each section of your concrete. Please do not be alarmed as this is a normal occurrence and will fade in time.

WHY DOES MY CONCRETE CRACK?

All concrete cracks. We are very skilled at what type of concrete mix we use and where we design our control joints. Hairline cracks do not affect the structural integrity of your new concrete. Please call your Project Manager for more information.

WHAT DO YOU CALL THE LINES IN THE CONCRETE?

The lines cut into concrete are called control joints. Control joints are used to control where your concrete cracks, helping keep your concrete surface level.

DOES STAMPED CONCRETE FADE?

Stamped or colored concrete can fade if it is not properly maintained. We recommend resealing your decorative concrete every few years, however in high traffic areas, it may need to be resealed more often.

IS STAMPED CONCRETE SLIPPERY?

Stamped concrete may become slippery when wet, but Bryant's Construction Contracting offers two different types of sealers, one that is matte finish and one that is glossy finish, which can help keep your concrete vibrant and less slippery.

HOW OFTEN DO I NEED TO SEAL MY CONCRETE?

Any concrete area exposed to road chemicals, salt, or automotive oil, such as driveways, should be resealed every 2-3 years depending on the winter. Other areas, such as concrete steps, sidewalks, and patios, should be resealed every 3-4 years.

WHY DO YOU SEAL CONCRETE?

Bryant's Construction Contracting applies all driveways and decorative concrete with sealer, unlike many other concrete contractors who only offer to apply one, we offer a secondary sealer. The first sealer is free and is applied immediately after the concrete is poured to help the concrete cure correctly. The next sealer, which is an additianal charge is applied around 30 days after the concrete project was poured to help protect against stains, spills, and common wear and tear. This can be requested with your Project Manager.

LANDSCAPING:

HOW SHOULD I CARE FOR SOD?

Once installation is complete you will need to keep sod moist by watering sufficiently onceper day. Watering is best done in the early morning hours. For sod planted in full-sun, water about 1" for at least 10 days after installation. Throughout the next few weeks, gradually reduce water. Infrequent deep watering maximizes drought resistance and tolerance. Remeber: sod planted in shaded areas will require less water than sod planted in full sun.

IS SOD A GOOD INVESTMENT?

Yes. It’s the only way to go from bare dirt to lush, green lawn in just hours. It’s relatively inexpensive to use, increases the value of your property significantly, and even more so aesthetically.

WHAT DECORATIVE ROCK SIZES ARE AVAILABLE?

Most common sizes of decorative gravel are 1/4" inch, 3/8" inch, 1/2" inch, 3/4" inch, or 1" inch and even larger. Sizes will vary depending on the location we are pulling rock material from.

WHAT IS THE RECOMMENDED DEPTH OF ROCK?

The standard depth for decorative landscape rock is 2". Depths needed can vary depending on the application of material.

WILL AN AUTOMATIC SPRINKLER SYSTEM USEMORE WATER THAN I AM CURRENTLY USING?

No. -- In fact, an automatic sprinkler system may actually save you water. A well designed, efficient irrigation system applies exactly the amount of water needed by your landscape. You will never again have to worry about wasting water if you forget to turn off the hose. Plus, with a Rain Bird rain shut off sensor your system will know when it is raining and simply turn itself off when water is not needed.

WHAT IS THE BENEFIT OF ADDING MULCH TO FLOWER BEDS?

There are many benefits, including:

  • Helping the soil retain moisture

  • Contributing to soil health as the breakdown of the mulch happens over time

  • Blocking the sunlight to pesky weeds, helping to keep them at bay

  • Repelling insects, depending on the type of mulch used

  • Controlling soil erosion

WHAT PROBLEMS CAN A DRAIN FIX?

Collected water is usually the result of poor drainage. Two common drainage problems are caused by building a home near the bottom of a slope and having a high-water table on the property. The type of soil around your home can also play a big role in allowing water to collect around the foundation.

Once installed, a French drain will collect water and carry it away to a better location like the storm drains near your house.

FENCING:

DO YOU INSTALL FENCES DURING THE WINTER MONTHS?

Yes, we can install and repair fences throughout the year. Note that installation may be delayed if there are extreme weather conditions that would prohibit us from working outside.

DO YOUR PRODUCTS HAVE A WARRANTY?

Yes, we have warranties that cover both labor and materials. All labor is warrantied for one year after installation, and all materials are warrantied by the individual manufacturers.

WILL YOU TEAR DOWN & HAUL AWAY MY CURRENT FENCE?

If you are replacing an existing fence, the cost for teardown and haul-away will be included in your estimate.

I LIVE IN A COMMUNITY WITH A HOMEWONERS ASSOCIATION (HOA). ARE THERE RULES I NEED TO FOLLOW?

Most HOAs will have fence guidelines in their bylaws. You may also need to get the HOA's approval before your fence can be installed.

DO I NEED TO KNOW WHERE I WANT TO PUT ANY GATES?

It is a good idea to know the general location and number of gates you need. Things to keep in mind: lawn movers (width) and access, your traffic flow, use of yard, and any grade changes. Your sales rep will discuss this with you as well.

HOW MUCH FENCING WILL I NEED?

The size of your fence is calculated in linear feet. To determine the total number of linear feet you need, add the individual parts of your yard together. Your sales rep will also calculate this during your estimate.

HOW LONG IS A TYPICAL WORKDAY?

It varies by crew and company. The best crews like what they do, and get a sense of accomplishment by completing the jobs by working a little longer if necessary. The best companies encourage them to do just that, rather than leaving the yard until the following day for a couple hours to finish everything up.

WHO IDENTIFIES PROPERTY LINES?

It is the homeowner’s responsibility to identify where they want their project. If they are concerned about property lines, we suggest they locate them or have the property surveyed.

DO I NEED TO BE THERE WHILE THE CREW IS WORKING?

In most cases, it is not necessary for you to be present. The estimator will instruct the field crew based on his conversations with you. If you have special concerns or just feel more comfortable being onsite at the time the work is being done, please feel free to stay.
